The 4D Planning team comprises of planning consultants (chartered town planners), architectural technicians and building control consultants. We offer a "one-stop-shop" from planning to construction. Our primary objective is to obtain planning permission for our clients. Once planning is granted, we produce all the building regulations for building control approval, and liaise with the relevant specialists and stakeholders to enable the building works to commence as quickly as possible.
Our primary focus is on developments located in all 32 of the London Boroughs and in the 10 Greater Manchester Boroughs. 4D Planning Consultants has notable expertise in preparing and negotiation of urban residential and retail assessments, although we operate in all development sectors including mixed use developments.
The planning system is known to be complex, confusing and very frustrating. The coalition government is attempting to simplify the dynamic process, and at the same time, reduce the amount of bureaucracy involved. However, this process is slow, and in the mean time, there is a sense of confusion and uncertainty among developers, home owners and even the local planning authorities as to which direction the system is heading. 4D Planning is aware of these issues, and seeks to alleviate this uncertainty by offering home owners, business owners and developers, a professional and practical service to obtain planning permission for most types of development.

Permission Granted by Telford Council for prior approval application to convert 30,000 sqft of office space to 68 flats.
4D Planning advised the client on the project in terms of how to achieve planning permission and how many flats can be achieved. 4D Planning prepared the Transport Assessment, Delivery and Services Strategy as well as all the architectural drawings for the scheme.

Conversion of offices to 48 flats

4D Planning were instructed to assist with the conversion of an office block into 48 flats. Prior Approval was granted but we had to apply for the new windows and doors to make the building more suitable as a residential block. Planning permission for the new doors, windows and facade materials were approved by Sutton Council.
We have now been instructed to produce the building regulations and construction drawings for the builders.
